Job Description :
ABM Facility Services is looking for a Mobile Route Substitute Service Techinician (Fill in for the regular Mobile Route Technician when needed) for the San Diego, CA area.

  • Primary responsibility is to complete all tasks as directed by the Lead Mobile Engineer/Mobile Route Supervisor with minimum supervision and to report any condition affecting building services and client comfort or safety. 
  • Installs, maintains, and repairs equipment, physical structures, and pipe and electrical systems within the office building either personally or through contracted personnel.
  • Repairs and maintains mechanical equipment such as engines, motors, pneumatic tools, and equipment.
  • Specific areas of responsibility include site-specific task, client services, preventive maintenance, equipment monitoring, and general maintenance.
  • Understands the engineering design and operational aspects of each building system. Immediately recognizes system shortcomings when they occur. Directs experimentation with building systems to yield a more energy effective or comfortable building. Monitors the allocation of building resources to various base building and client needs. Devises technical enhancements that will improve some aspect of building operation. Identifies equipment that may require replacement or reconditioning resulting in the need for client's capital.
  • Recognizes the authority and objectives of the client. Conducts all activities in a businesslike, competent and professional manner. Interacts with contractors, vendors, and consultants in an unbiased, objective and ethical manner. Complies with all policies and procedures established for the building. Treats all fellow employees, industry contacts, and building visitors fairly, impartially, and in a non-discriminatory fashion.
 ESSENTIAL DUTIES and RESPONSIBILITIES - tasks perform as directed by the Lead Mobile Engineer/Mobile Route Supervisor. Representatives duties include:
  • Performs tests of building systems. Records test procedures and results, numerical and graphical data, and makes recommendations for changes in operations or test method.
  • Installs glass in windows, doors, and partitions.
  • Replaces damaged ceiling tiles, floor tile, and wall covering.
  • Performs minor and routine painting, plumbing, electrical wiring, and other related maintenance activities. Replaces air conditioner filters.
  • Installs items such as window shades, venetian blinds, and curtain rods, wall fans, and door locks for tenants. Performs other tenant services such as adjusting HVAC equipment, replacing bulbs and ballasts, resetting breakers, moving furniture, hanging pictures, bringing in deliveries, removing packing materials, etc.
  • Records equipment readings, settings and status changes and noteworthy operating occurrences in appropriate log books. 
  • Cautions contractors regarding complaints about excessive noise, disorderly conduct or misuse of property.
  • Listens for unusual sounds from equipment to detect malfunction and discusses machine operations variations with Supervisor to diagnose problem and equipment inefficiencies. Observes mechanical devices in operation and listens to their sounds to locate causes of trouble.
  • Maintaining order in tool room and workshop
  • Recording electric steam and water meter readings
  • House keeping maintenance in all mechanical rooms
  • Studies building plans and working drawings to determine work aids required and sequence of installations
  • Installs and repairs plumbing fixtures such as sinks, commodes, water heaters, hot water tanks, garbage disposal units, and water softeners etc.
  • Repairs and maintains plumbing by replacing washers in leaky faucets, mending burst pipes and opening clogged drains.
  • Repairs and maintains physical structure of the building and its facilities
  • Fabricates and repairs counters, benches, partitions and other wooden structures
  • Dismantles devices to gain access to and remove defective parts
  • Examines form and texture of parts to detect imperfections
  • Inspects used parts to determine changes in dimensional requirements
  • Adjusts functional parts of devices and control instruments
  • Repairs or replaces defective parts. Installs special functional and structural parts in devices. Lubricates and cleans parts
  • Start devices to test their performance.
  • Painting and sweeping of shops, storage, mechanical and equipment rooms  
Perform client service request tasks such as:
  • Determining the exact nature and scope of client requests by personally contacting the client
  • Assembling all tools, supplies, and instruments necessary to complete the work
  • Performing the work with a minimum of disruption
  • Conducting immediate cleanup of work area
  • Completing the client service request form, describing the work done, materials used, and start/finish time
  • Returning tools to workshop and unused supplies to the store room
  • Reporting any impending supply or materials shortages to the Lead Mobile Engineer/Mobile Route Supervisor
  • Making necessary adjustment or repairs to HVAC equipment
  • Review and engineering drawings

  • Former Route Technician
  • Clean Driving Record
  • Knowledge of Work Order Systems
  • Minimum of 2 years HVAC experience
  • Plumbing and electrical experience
  • Great Customer service skills
  • Must have knowledge of computer/blackberry devices for work order dispatch/completion
  • Tele-Nav Dispatched
  • High school diploma or general education degree (GED); or 3 to 5 years related industrial maintenance experience and addition training or equivalent combination of education and experience. Basic knowledge of a variety of manual trades such as carpentry, electromechanical repair, etc.
Potential candidates will be expected to take a written proficiency exam as well as physically demonstrate knowledge of HVAC systems.
